First mortgage, interest only, 12 to 36 months with extensions.
Asset Types
Business purpose only. Major and secondary markets in 47 states. Written to an entity, non-owner-occupied, first mortgage position. If the asset is not on this list it is still worth sending, because the structure matters more than the label.
A first mortgage that runs from site work through certificate of occupancy, sized off total project cost and completed value. The interest reserve is funded at closing, so the project carries no payment during the build, and draws release against inspected work.
How Each Loan Is Sized
| Asset | What gets financed | Term | LTC |
|---|---|---|---|
| Multifamily | Garden, mid-rise and high-rise apartments, townhome and horizontal build-to-rent, workforce and affordable with tax credit or bond layers, student and senior rental. | 24–36 mo | to 75% |
| Mixed-use | Urban infill and transit-oriented, residential above ground-floor commercial, and phased master plan where the retail and the residential run on different timelines. | 24–36 mo | to 75% |
| Condominium | Mid-rise and high-rise for-sale, presale and escrow release structures, unsold inventory and bulk unit loans, end-loan and presale takeout at certificate of occupancy. | 24–36 mo | to 70% |
| Industrial | Bulk distribution, last-mile and infill logistics, cold storage and food grade, light manufacturing and flex, small-bay multi-tenant, industrial outdoor storage. | 18–36 mo | to 75% |
| Hospitality | Select service, extended stay, full service, boutique and resort. Franchise approval and brand PIP obligations underwritten alongside the construction budget. | 24–36 mo | to 65% |
| Healthcare | Assisted living, memory care, independent living and skilled nursing, plus medical office and ambulatory surgical. Lease-up and census ramp capital sized into the loan. | 24–36 mo | to 70% |
Also Under This Program
For a building that is finished and operating but does not yet carry permanent debt. Sizing follows current and stabilized value, and future funding is committed at closing to pay for the business plan.
What It Solves
Capital Behind The Senior
Placed alongside the senior at the same closing rather than after it, so the full stack is priced and committed together instead of leaving a hole that has to be filled under time pressure.
Changing a building's use and finishing a project somebody else started each carry their own terms and their own diligence here. Most construction desks will not quote either one.
| Situation | What gets financed | Term | Size |
|---|---|---|---|
| Conversion | Office to apartment or condominium, hotel to multifamily or senior housing, apartment to condominium and the reverse, industrial to self-storage or flex. Historic tax credit and state incentive layers accommodated in the structure. | 18–36 mo | $2M–$200M |
| Adaptive reuse | Historic mill and warehouse conversion, institutional buildings such as schools and churches taken to residential or hospitality, and shell buildings where the structure is sound and the use is new. | 18–36 mo | $2M–$200M |
| Completion | A project 30 to 95 percent complete where the original lender stopped funding, the budget ran short, the general contractor walked off, or the sponsorship changed. Existing mechanics liens are resolved at the closing rather than left to litigate. | 12–30 mo | $2M–$200M |
| Special situations | Foreclosure and receivership takeouts, bankruptcy exits and debtor in possession, litigation and partnership disputes sitting on title, and ground lease and leasehold collateral. | 12–36 mo | $2M–$150M |
