Acquisition, refinance, ground-up, sale-leaseback and lease-up on speculative vacancy.
Industrial is the one asset class where the capital is deep and the competition among lenders is real, which means the structure is where the deal is won. Bulk distribution, last-mile and infill logistics, industrial outdoor storage, cold storage and food grade, manufacturing and flex, small-bay multi-tenant and truck terminal.
14 programs placed on this asset class, with the published size range on each. Everything here is business purpose, written to an entity, non-owner-occupied.

Grocery-anchored, pharmacy, QSR, convenience store and fuel, dollar store, auto service, and last-mile industrial. Underwritten off lease term, guarantor credit, and rent coverage rather than sponsor net worth. | $1M to $150M+ |
| Net Lease Portfolio & Ground Lease | Multi-property net lease portfolios under one blanket facility, plus long-term ground lease financing and leasehold positions. Blend and extend, lease buyout, and dark-value analysis where a tenant is approaching roll. | $2M to $200M+ |
| Commercial Ground-Up | New multifamily, hotel, office, industrial, retail, mixed-use, and ALF projects. For experienced sponsors looking to build from the ground up. | $1M to $300M+ |

What industrial property types do you finance?
Bulk distribution and regional warehouse, last-mile and infill logistics, industrial outdoor storage, cold storage and food grade, light manufacturing and flex, small-bay multi-tenant business parks, and truck terminal. $1,000,000 to $200,000,000.
Do you finance speculative industrial construction?
Yes. Ground-up and build-to-suit to 75 percent of cost, with lease-up bridge available on speculative vacancy underwritten to the stabilized exit rather than to signed leases at closing.
What is industrial outdoor storage financing?
IOS is land with minimal improvements producing income from truck, trailer, equipment or container storage. It is underwritten as its own collateral type, on the income and the yard rather than on building square footage.
Do you finance cold storage?
Yes. Cold storage and food grade facilities are underwritten by desks that understand refrigeration capital expenditure, tenant credit and the specialized reuse risk, which is why generalist lenders price it badly or pass.
Can an owner-user pull equity out of a warehouse?
Yes, through cash-out refinance or sale-leaseback. A sale-leaseback sells the real estate, keeps the operating company in place on a long-term net lease, and converts the equity to cash, which usually produces more proceeds than a mortgage.
What does an industrial file need to be priced?
Location, building square footage and clear height, acreage and yard, current rent roll and lease expirations, the loan amount requested, basis or purchase price, existing debt and maturity, any construction budget, and the exit.
